Pre-Construction Manager

Atlanta

The Pre-Construction Manager is a Full-time position for Symphony Technology Solutions, a 36-year building systems technology solutions and service company headquartered in Marietta, GA. Symphony designs and installs large scale technology deployments in commercial buildings and our projects and clients span the continental US.

The Pre-Construction Manager Functions as a key member of the management team and leads pre-construction and estimating efforts. Essential duties are to work with owners, architects, general contractors and Symphony personnel in the development of conceptual, schematic, design, and construction document estimates, as required by the situation. The Pre-Construction manager also directs the workload and development of the preconstruction/estimating staff. Excellent communication and presentation skills are required. Minimal travel is required.

Responsibilities:

  • Manage an extensive pipeline of diverse, new construction and retrofit projects.

  • Collaborate with owners, architects, general contractors and Symphony personnel on construction projects throughout the many phases of project development and execution.

  • Manage the efforts of the Preconstruction/Estimating staff as it prepares detailed estimates (conceptual, schematic, design development, guaranteed maximum price (GMP), and lump sum).

  • Manage workloads and schedules of self and subordinates to meet deadlines.

  • Prepare and analyze cost models during the preconstruction phase and/or bidding period.

  • Assemble General Conditions in collaboration with the operations team.

  • Develop and maintain a cost history database to be used in developing budgets and estimates throughout the preconstruction phase.

  • Remain up to date on trends in the industry with respect to estimating methods and technology, methods of construction and materials, construction costs, wages and related costs, productivity rates, and working rules.

  • In collaboration with Symphony’s operations teams look for opportunities to lead process improvements using Lean, virtual design and construction (VDC), integrated project delivery (IPD), and other progressive practices.

  • Develop and ensure adherence of estimating policies and procedures, as well as other corporate policies.

  • Participate in meetings with owners, architects, general contractors, Symphony personnel, subcontractors and others in pursuit and execution of work.

  • Hire and actively develop pre-construction and estimating staff. Facilitate comprehensive training and development of staff.

Education and Experience: 

Educational background of top candidates could be from a variety of fields including:  Preconstruction, Construction Management, Architecture, Engineering (Construction, Civil, Electrical, Mechanical, or Architectural), Urban Planning, Campus Master Planning, Facilities Master Planning, and other related fields.  


Ten or more years of experience in management-level positions will be expected of top candidates.  An acceptable combination of education and experience will be considered.  Skill set to include cost estimating and estimate analysis (conceptual, schematic, design, and construction), RFP/Q preparation and analysis, scheduling, knowledge of various construction methods and installation procedures, purchasing, contract negotiations, presentations, and management of personnel.  


Candidates will be technology literate and proficient in the Microsoft environment (Excel, Word, Outlook) and estimating software platforms (. McCormick, etc.)  Experience in GMP and CMAR contracting models is also desired.
